The Time Frame

The entire home buying process usually takes 3-4 months.  From the time you begin your pre-approval process to the day you close can be a long process, but the end result is a beautiful new place to call home.


The best way to start your new home search is first to find a lender that will pre-approve you for a loan (unless you are paying cash).  You can choose your own lender, or as your REALTOR®, Kim can offer recommendations of several professionals to speak with about your hopes and needs for your home loan.  With the information you provide, your lender will be able to give you a “Pre-Approval” letter which states the amount of money that you are able to borrow from the bank for a home.

In addition to your pre-approval letter, it is best to have your down payment in a liquid asset account that is easily assessable.  You will want to provide proof of your down payment when you make an offer on a new home.

Education and Research

As your REALTOR®, Kim will provide data and information about neighborhoods, schools, and activities around Austin that will help narrow your search for a new home.  In addition, she will set up a search that sends you new listings every day on homes that fit your criteria in your favorite neighborhoods.  It’s best to have an idea of your must-haves, as well as optional amenities that you would like to have in your home.  With all of your targeted information, searches and gained knowledge, you will be better equipped when you and Kim begin viewing homes together.

Once you find the perfect home, Kim will be able to provide comparative sales, knowledge, and online resources that will help you make the best offer on your new home.

Contract to Close

Once you are under contract on your new home, Kim will guide you through the inspection, repairs, financing, title, and closing.  The “contract to close” process usually takes 30-45 days beginning with the delivery of your option and earnest money to the title company.  Next, a licensed inspector will inspect the quality of the home, and their findings will determine what tradesmen are needed to make the needed repairs. Kim will then negotiate on your behalf with the seller’s agent for the needed repairs.  All the while,you will be working closely with your lender and the title company to make sure they have everything they need for a smooth and timely closing.  The last requirement is signing the documents and receiving the keys to your new home.
